Is now a good time to buy a plot of land in Menorca?
Building on rural land in Menorca has been virtually impossible for some time, but now there is also a temporary restriction on the tourist areas that qualify for building permission.
The Ley de Evaluación Ambiental 12/2016 — commonly known as the sewage law — essentially states that building permits can only be granted for plots of land that are connected to municipal services such as electricity, water, and sewage.
Whilst it is the town hall that issues building permissions, it is also the town hall that is responsible for planning and implementing infrastructure projects to bring these services to urbanizations in their municipality. As this has not yet been done in some areas, it has limited the number of plots for sale that currently qualify for building permission. Buyers planning to purchase land should, therefore, check with their agent to be sure the plot they are considering is currently ‘edificable’ (buildable).
For those willing to wait for building permits to be granted in urbanizations without the necessary infrastructure, there are plots for sale at significantly lower prices. If you’re not in a hurry, these could turn out to be a good long-term investment.
