About Selling a Property
When selling your property, you will need to pay the Property Tax on the Increase in Value of Urban Land (IIVTNU), commonly known as the Municipal Plusvalía. Additionally, you should consider the fees of the estate agency, and if you make a capital gain, you will have to pay the corresponding Income Tax for Individuals (IRPF) at the time of filing your tax return.
The Municipal Plusvalía, or Tax on the Increase in Value of Urban Land (IIVTNU), is the tax you must pay to the Town Hall when transferring an urban property. This tax is levied on the increase in value of urban land from the time of its acquisition to its current transfer. Attention! If you do not make a capital gain on the sale, you can request an exemption from this tax from your Town Hall.
If you decide to sell your main residence to reinvest in another property that will also be your main residence, you won’t have to pay taxes on the profit made from the portion that you reinvest. However, it’s important to consider other costs, such as the Tax on the Increase in Value of Urban Land (IIVTNU), commonly known as the Municipal Capital Gains Tax, and the fees for the estate agency, among others.
